This complex is king of the teaser rates. Rent will increase SHARPLY every lease interval after the teaser rate ends. Las Flores raised my rent from $1680 to $2250 during my two year stay. From talking to neighbors, this is typical. Las Flores distributes pamphlets entitled "The Cost of Moving." This pamphlet itemizes the cost of a moving van, cost of fees, deposits, and so forth against the cost of just tolerating the Las Flores rent hikes. It's meant to convince you that moving is more expensive than staying. It's the ultimate in bad taste and really shows how purposeful they are with the thumbscrews. The complex is getting old and the poor maintenance is showing. My apartment had serious problems like water damage, rot, mold, and termites. Our downstairs neighbor had serious water damage from a bad pipe. Beyond that, the floor linoleum was placed over an old uneven floor. Bathroom grout was applied over old moldy grout to hide it. Las Flores is attractive in my opinion. I like the grounds. I enjoyed the large park nearby. Just realize a lot of the "improvements" are skin deep. The complex puts money into the wrong place. Management renovated their own offices and left the failing plumbing system to suffer. The location is nice. This complex is fairly close to UCSD. But this area is about 90% rentals anyway. There's plenty of better managed complexes. All in all, DO NOT RENT HERE. The rent hikes are just ridiculous for what you get. My old apartment that I was paying $2250 for? It's being advertised with a teaser rate of $1499. Please don't fall for it. The office people suck. I tried talking to them a dozen times about a rent reduction. They wouldn't consider it. |
